Crassus Group is a real estate developer with 13 years of operation, founded in Colorado in 2013 and formalized as a Mexican holding in 2022. We operate vertically integrated — from land acquisition through post-delivery management — in high-growth markets of southeast Mexico and Colorado.
We accumulate strategic land with a long-term horizon and develop with the conviction of those who know the terrain better than anyone. Every project is the result of years of planning, not market opportunism.

What type of investment does Crassus offer?
Direct co-investment in real estate development projects in Tulum, Quintana Roo. Each investor evaluates the specific project and decides their participation level. We structure via Mexican fideicomiso (trust) for foreign investors and through Mexican corporate or individual structures for Mexican nationals.
What is the minimum investment ticket?
Varies by project. Selva Encantada lots start at $59,000 USD. Kukul Tulum condominiums start at $230,000 USD. For co-investments in future projects from our land bank, we structure directly with each investor.
How does the fideicomiso work for foreigners?
The fideicomiso is the Mexican legal instrument that allows foreign nationals to be effective owners of property in coastal zones (within 50 km of the ocean). It is established with a Mexican bank as trustee. Setup takes 4-8 weeks; costs are approximately $2-3K USD initial plus $500-700 USD annual maintenance. LB Group, our legal advisor, accompanies the entire process.
How are returns reported to investors?
We report quarterly: construction progress, sales, costs incurred, and updated return projections. Investors with participation above $500K USD receive access to a data room with complete financial detail. Audited annual reports.
Who can invest?
Mexican individuals and corporations, and foreign nationals (US, Canada, Europe, Latin America). Foreign nationals invest in coastal zones via fideicomiso. We do not accept investors with funds of unclear origin — all investors pass our KYC/AML process.
What is the typical investment horizon?
Depends on the product. Selva Encantada lots: liquidity at project completion (~24 months). Kukul condominiums: similar. Co-investment in new development: 4-7 years from land acquisition through sale and return distribution.
